10/11/2017 PROPERTY UPDATE: 2:47 p.m. Repairs to the north building are now complete and we are currently cleaning the units, and repairs to the south building should be completed today. Exit signs and lighting around the property are in the process of being repaired, and the flooring company is on property to install the new flooring in the clubhouse, which should be completed by the end of the week. We continue to work on landscaping and repairing damaged metal doors throughout the property, and anticipate the replacement and/or repair of the property's fencing to be complete in six-to-eight weeks. Our pool furniture is clean, set up and ready for our incoming guests.
10/04/2017 PROPERTY UPDATE: 2:52 p.m. The roofing repairs throughout the property have now been completed, and we have started installing new carpeting in the guest bedrooms as we finish up with drywall and painting. In addition, final clean-up in the north building is currently underway, and installation of the new air conditioning units is expected be finished by the end of the week. In the clubhouse, repairs are now complete and we are looking at replacement flooring. We are still waiting on bids for fencing and landscaping.
09/29/2017 PROPERTY UPDATE: 1:49 p.m. No new updates for today.
09/28/2017 PROPERTY UPDATE: 2:10 p.m. The landscaping company walked the property to assess damage to trees and shrubs and should return sometime next week to begin replacement, as needed. We received a bid on the tennis court resurfacing and are scheduling the work to be performed. Roofers completed work on the clubhouse and have moved over to begin work on the unit buildings. We are working to schedule replacement of the A/C units that were destroyed for sometime next week, and are also working to schedule carpet replacement for all guest bedrooms.
09/27/2017 PROPERTY UPDATE: 3:00 p.m. No new updates for today.
09/26/2017 PROPERTY UPDATE: 1:52 p.m. We continue to work on the property to prepare for our goal date. An electrician is expected be on-property within the next day or two to begin rewiring and hanging all the exit signs throughout the property. Roofers have started working on the clubhouse roof and, once complete, will begin repairs on the other buildings. We have received a quote for repairs to the entry and exit fences, fence near the pool area, and fence around the generator building. Parts have been ordered to repair the entry and exit gates.
09/25/2017 PROPERTY UPDATE: 2:34 p.m. The roofing contractor will be on-site today. The elevator shafts were cleaned. Maintenance continues to clean the exterior elevator doors on each floor. The pool furniture will continue to be put out this week and balcony furniture will also be set out. The remediation company will start removing all the guest bedroom carpets in suites affected by water intrusion.
09/24/2017 PROPERTY UPDATE: 2:32 p.m. We continue to remediate in the south building and repair the units in the north building. The brick deck around the pool area has been power washed and sanitized, and we will begin putting all the furniture back this week. The roofing company will begin work on the clubhouse Monday and then repair the buildings. The landscaping company is coming on Wednesday to look at the property.
09/23/2017 PROPERTY UPDATE: 3:00 p.m. Both North and South buildings are now being remediated. In the North building we are re-evaluating ceilings for water damage. Also small fissures with water stains have appeared in ceilings of room 1008 (tenth floor has concrete ceilings). Sheetrock and insulation has been replaced on floors 1 through 9. Finishing is in process on floors 1 through 5. The weekend work schedule will include pressure washing and anti-microbial treatment of pool area and also elevator shaft cleaning along with continued mediation and reconstruction. We are currently in the process of receiving bids for the air conditioning units, exhaust fans, tennis court resurfacing and fencing. Roofing company will be on property today to reevaluate and will start repairs/replacements on Tuesday.
09/22/2017 PROPERTY UPDATE: 1:34 p.m. The goal date to re-open has been added above. If the re-opening date should change for any reason, the affected owners will be notified immediately. The property has access to the internet and phones. Front desk staff members are calling and mailing the maintenance fee reimbursement letters to the owners of weeks 36 through 40. Approximately 90 percent of the units were affected by some water intrusion. Guest bedroom carpets will be replaced, and new flooring will be installed in the clubhouse. Several of the metal doors servicing our housekeeping, maintenance, recreation and roof entry have been severely damaged and will need to be replaced. A number of air conditioners and all exhaust fans on the roofs were damaged. The management company met with your Board on 9/21/17. The Board was given a complete property update and progress report. Although there is still much work to be completed, all parties are satisfied with the current progress.
09/21/2017 PROPERTY UPDATE: 3:00 p.m. The property still does not have internet. Construction crews have begun repairs to the units in the north building that sustained water intrusion. Tennis courts are being assessed for damages, and we are currently obtaining bids for fencing. Front desk staff members are mailing the maintenance fee reimbursement letters to the owners of weeks 36 through 40.
09/20/2017 PROPERTY UPDATE: 2:48 p.m. The property does not have internet, TV or phone service. Water mapping of the units will be completed today. The windows, doors and stairs are being power washed.
09/19/2017 PROPERTY UPDATE: 3:00 p.m. The property does not have internet, TV or phone service. Water mapping of the units continues and should be completed today. The majority of the large trees have been cleaned up.
09/18/2017 PROPERTY UPDATE: 2:39 p.m. Water mapping of the units continues, along with remediation. Landscapers continue to clean-up the property.
09/17/2017 PROPERTY UPDATE: 2:21 p.m. The office does not have internet access, and the property does not have cable. Water intrusion continues to be assessed by water mapping. Landscapers are on-site removing downed trees and cleaning up debris. The buildings, stairs and sidewalks are being power washed.
09/16/2017 PROPERTY UPDATE: 2:30 p.m. Water intrusion is still being assessed. The elevators are back up and working.
09/15/2017 PROPERTY UPDATE: 2:05 p.m. We are still assessing the extent of water intrusion by water mapping each unit, which should be completed by end of day Friday, September 15. The roof on the clubhouse has been temporarily covered and the carpet has been removed. The landscaper will be arriving on Saturday, September 16 to remove debris. Vendors have been contacted to assess the elevator, fire system, tennis court and roofs. The air conditioning contractor has been on-site and completed the initial assessment of the A/C units up on the roof of the buildings.
09/14/2017 PROPERTY UPDATE: 2:57 p.m. The property has power and water.
09/13/2017 PROPERTY UPDATE: The property currently does not have power, water or phone service. Although we have done initial assessments, our findings may change once further assessments are completed. At this time, it appears that we do have major structural and water damage. Most units are wet (higher units are worse) with damage to drywall and carpets. Several A/C units on the roofs have been blown around (at least 8 units on each building), and several metal doors on the North and South buildings are badly damaged. However, we do not see any structural damage on North and South Buildings. The Club house has open roof with water damage inside, which we expect will be sealed up today. The tennis court fencing is damaged or missing, and the outside lighting fixtures at the club house are down. Signage around the resort is down or missing. The parking gates are missing panels, and we do not know the extent of the damage to the gates. The south front gate is missing, and many exit signs are down/broken/missing. In addition, the landscaping has extensive damage. We have a contractor working at the resort to complete an initial assessment and begin remediation.
